Construction Crews Ramp Up Work on South Beach at Long Branch Tower Crane Removed from Site; Completion Slated for Fall

Construction at South Beach at Long Branch, the premier award-wining luxury condominium project, is ramping up and another milestone has been reached. Now the focus will be on interiors of the two eight-story towers; the South tower is slated to be completed by the fall of 2019 and the North tower is slated to be completed by the end of the year. “The project exterior is far enough along that we didn’t need the crane anymore,” said David Ulassin, owner of Cornerstone Construction Services, LLC, which is part of the development team. “We have over 100 workers and roughly 15 different building trades on the site every day, and it will continue at this rapid pace until it is finished.”

The North and South towers’ construction includes high-strength, steel-reinforced concrete and an exterior sheathed in precast concrete panels with decorative finishes and floor-to-ceiling glass walls. The innovative and creative use of concrete has earned South Beach at Long Branch a top industry honor at the 56th Annual New Jersey Concrete Awards.

“Installation of storm-resistant glass walls has been an ongoing process,” Ulassin added. “It will be another two months before both buildings are entirely enclosed.” The use of full-height windows in the project’s design will create panoramic ocean views in every residence. “The MEP (Mechanical, Electrical and Plumbing engineering) and interior framing is progressing on schedule. We are starting to finalize site work, and underground utilities are in the process of being completed,” he added.

The Vision

When Mimi and Edwin Feliciano decided to build South Beach at Long Branch, their vision was to bring elegance to beachfront living by creating a lifestyle reminiscent of South Beach, Miami. The North and South towers will feature 47 stunning residences with two- to four-bedrooms, along with duplexes and penthouses. Each tower has a unique configuration with over 22 different floorplans. Another distinction in the design of South Beach is that every unit will be adaptable for ADA (Americans with Disabilities Act) compliance. To make South Beach accessible, structural accommodations are being incorporated to remove barriers and provide access for people with disabilities to their residences, as well as all common area amenities.

To embrace luxury living at the shore, South Beach will incorporate upscale amenities including concierge services, a business conference center, high-tech fitness facility, and four private guest suites. South Beach features a saltwater infinity-edge pool with outdoor grills and fire pits, as well as direct beach access. A private dining club with a commercial kitchen and gourmet chef will be available on weekends in the summer.

South Beach is conveniently located just a few miles from the Garden State Parkway, Exit 105, the West Long Branch Heliport, Seastreak Ferry and NJ Transit Long Branch Train Station.
